Metal vs Asphalt Roof: Which Costs Less Over Time in North Carolina?

Asphalt costs less on the day you sign; metal usually costs less over a long ownership. With Metal Roof NC's rule of thumb that an Interlock aluminum roof runs about 2.5 to 3 times an asphalt roof, metal pulls ahead once you would otherwise pay for roughly two more asphalt replacements while you own the house.

At a glance

  • Compare the cost of every roof you will buy while you own the house, not just the next one.
  • Using Metal Roof NC's rule of thumb (about 2.5 to 3 times asphalt), metal breaks even at roughly one and a half to two future asphalt reroofs.
  • Repairs, storm-damage hassle, rising future prices and warranty transfer all shift the math toward metal for long-term owners.
  • If you will sell within a few years, asphalt usually wins on cost; resale studies show metal recoups a smaller share at sale.

How do you compare the long-term cost of metal and asphalt?

Compare total cost of ownership: everything you will spend on the roof from now until you sell. That includes the roof you buy today, any replacements during your ownership, repairs in between and the cost of the disruption each tear-off brings.

A simple way to see it is to treat today's asphalt roof as 1 unit of cost. Metal Roof NC's rule of thumb is that an Interlock aluminum roof typically costs about 2.5 to 3 times a traditional asphalt-shingle roof, so the metal option is 2.5 to 3 units. Prices vary job to job with roof size, pitch, tear-off and other conditions, and an on-site estimate is required for an accurate price.

The question then becomes how many more asphalt roofs you would buy while you live there. If the answer is zero, asphalt is cheaper. If it is two or more, metal usually is.

When does a metal roof pay for itself?

A metal roof pays for itself when the asphalt roofs you avoid add up to more than the extra you paid upfront. You need a roof either way, so the asphalt path costs 1 unit now plus 1 unit for each future reroof. The metal path costs 2.5 to 3 units now.

  • If you would reroof asphalt once more, the paths cost about 2 units vs 2.5 to 3. Asphalt is ahead.
  • If you would reroof twice more, asphalt costs about 3 units. The two paths are close.
  • If you would reroof three times more, asphalt costs about 4 units. Metal is clearly ahead.

This simple version leaves out three things that all favor metal: future roofs usually cost more than today's, each asphalt roof needs some repairs along the way, and every reroof means another round of tear-off, dumpsters and disruption.

To estimate how often your asphalt would need replacing, look at your shingle manufacturer's warranty terms and ask your roofer how your current roof has aged. Our guide on how long a roof lasts in NC covers what shortens roof life here.

What hidden costs does asphalt carry in North Carolina?

The hidden costs are repairs and storm damage. North Carolina sees hurricanes and tropical storms along the coast and well inland, plus severe thunderstorms and occasional hail across the Piedmont. Each event can lift tabs, strip granules or open leaks.

Even when insurance pays, you still carry the deductible, the time spent on the claim and the risk of interior damage while you wait for a roofer. Repeated small claims can also affect your insurance; see roof age and home insurance.

Interlock aluminum shingles lock on all four sides with concealed fasteners and are rated for winds up to 120 mph when installed to manufacturer specification. No roof is immune to a direct hit from a major hurricane, but fewer loose edges means fewer places for wind to start peeling. See hurricane-resistant roofing for the wider picture.

Does a metal roof lower cooling costs in NC summers?

It can help, but it is a modest factor rather than the main reason to buy. The U.S. Department of Energy notes that cool roofs, which reflect more sunlight and release absorbed heat, can lower roof temperatures and reduce cooling demand in hot climates.

Interlock colors carry Cool Roof Rating Council (CRRC) ratings, and lighter colors generally reflect more sunlight than darker ones. Attic insulation, ventilation and duct location usually matter more to your summer power bill than the roof color does.

We do not put a dollar figure on energy savings because it depends on your house, your HVAC and how you use it. For the details, read does a metal roof make a house hotter and attic ventilation in NC heat and humidity.

How do warranties change the long-term math?

Warranties shift risk away from you, and the transfer terms matter if you might sell. Interlock roofs come with the Guardian Lifetime Limited Material Warranty from Interlock Roofing, which covers material and finish for the original purchaser while they own the home. It can be transferred once, and the second owner is covered to 50 years from substantial completion. Workmanship is excluded from that warranty, and the Alunar® coating is warranted for 30 years.

Workmanship on a Metal Roof NC installation is covered by the Metal Roof NC 5-Year Labor Warranty.

Asphalt shingle warranties vary widely by brand and product line, and many reduce coverage over time. Read the actual documents side by side. Our metal roof warranty guide explains what to look for.

How should I compare quotes for long-term value?

Compare quotes on what you will own for the next few decades, not only on today's total. Ask each contractor the same questions and get the answers in writing.

  • Which product, profile and coating is included, and who manufactures it?
  • Is the old roof fully removed, and how is damaged decking priced?
  • What underlayment, flashing and ventilation are included?
  • Which warranties apply, who backs each one, and can they transfer to a buyer?
  • What does the contractor's own labor warranty cover, and for how long?

A cheaper roof that needs a reroof sooner is not cheaper over time. A pricier roof installed with reused flashing and poor ventilation is not a long-term bargain either. Our roofing contract checklist and how to vet a roofer help you check both.

What if I plan to sell in a few years?

If you plan to sell soon, asphalt is usually the lower-cost choice. In the 2025 Cost vs Value Report from the Journal of Light Construction, a metal roof replacement in the South Atlantic region recouped an estimated 56.5% of its cost at resale, while an asphalt roof replacement recouped 69.9%. Those are estimates of value at sale within a year of the project, not long-term returns.

A new roof of either type helps a listing, because North Carolina's standard seller disclosure form asks when the roof covering was installed and whether it leaks. A transferable material warranty can also be a talking point with buyers.

If your plans are uncertain, the honest answer is to estimate a likely ownership period and run the units comparison above. Our metal roof resale value guide goes further.

Common questions

Is a metal roof cheaper than asphalt in the long run?

For owners who stay long enough to avoid two or more asphalt replacements, usually yes. Using Metal Roof NC's rule of thumb that an Interlock aluminum roof costs about 2.5 to 3 times asphalt, the break-even point is roughly one and a half to two future asphalt reroofs, before counting repairs and rising prices.

How long do I need to stay in my house for metal to make sense?

Long enough that you would otherwise replace an asphalt roof about twice more. How long that takes depends on your current shingles, roof ventilation, exposure and storm history. Ask your roofer to assess how your existing roof has aged, then compare that with your own plans.

Does a metal roof lower my insurance premium in North Carolina?

We do not promise insurance discounts. Insurers and rating rules decide premiums, and they change over time. Ask your agent what, if anything, your roof choice changes on your policy before you sign. Our guides to FORTIFIED roofs and roof age and insurance in NC explain the questions to ask.

Do metal roofs need maintenance?

Less than asphalt, but not none. Keep gutters and valleys clear of pine needles and leaves, check sealant at penetrations after big storms and trim overhanging branches. Annual visual checks from the ground and after major storms catch most issues early.

Is the warranty the same as how long the roof lasts?

No. A warranty is a written promise with conditions and exclusions, while service life depends on installation, ventilation, exposure and maintenance. Read the Guardian Lifetime Limited Material Warranty terms and any labor warranty separately, because they cover different things and are backed by different companies.

What about solar panels in the long-term math?

If you plan to add solar, the roof under the panels should outlast them, because removing and reinstalling an array to reroof adds cost. That favors a long-lasting roof installed before the panels go up. Confirm the mounting method with the roof manufacturer first so the material warranty stays intact.
